Watch the 90-second walkthrough »Basis Property Group is a direct-to-owner cost segregation firm for commercial, investment, and short-term rental property owners nationwide. We help owners accelerate the depreciation already sitting inside their buildings, a deduction the tax code defines. Who We AreWe are a cost segregation firm built around a single idea: a building is made of parts with different depreciation lives. A commercial property often contains finishes, fixtures, equipment, and site work that can be depreciated faster than the standard thirty-nine-year schedule. Our work is to identify those parts, document them, and put the result in front of the owner. We are a new firm, and we would rather earn your trust with a number on your property than with claims about ourselves. What Makes Us DifferentMost owners learn about cost segregation by accident, years too late, usually from a passing comment by an accountant or another investor. By then the building has been on the slow schedule for years. We start from the property instead. Using a proprietary data engine covering more than 14,000 Pennsylvania commercial and industrial parcels, we identify qualifying buildings and open the conversation with an owner's specific, property-level estimate, before they pay anything. You do not have to know the rules or ask the right question first. We bring the analysis to you. How We WorkWe do the finding, the evidence, and the owner relationship. The engineered study itself is performed by our licensed engineering team, aligned to the IRS Cost Segregation Audit Techniques Guide. We work alongside your CPA, who files the result on your return. You keep your existing advisors. We add the piece most of them do not produce in-house: an engineering-based component study documented to the Audit Techniques Guide framework. What We BelieveNo owner should leave a building on the slow schedule because the depreciation was never broken out. The study is the step that classifies each component by its depreciation life, and the IRS publishes an Audit Techniques Guide describing how that is done. We give the estimate free, and we tell you plainly when a study is not worth it. If the benefit does not clear the bar for your property, we will say so, and you will owe us nothing. A recommendation you can trust is worth more to us than a study you regret. Who We ServeWe serve commercial and investment owners across Montgomery, Chester, Bucks, Lehigh, Monroe, and Pike counties, plus Philadelphia, Allentown, and the Poconos. That includes property owners holding multifamily, retail, industrial, hospitality, medical, mixed-use, and short-term rental buildings, as well as the CPAs and advisors who work with them. If you own commercial or investment real estate in our service area, or advise someone who does, the estimate is open to you. Steven Ellis, FounderI'm Steven Ellis. I started Basis Property Group. My background is direct-to-consumer ecommerce, not accounting. I have built and scaled ecommerce brands, and managed or influenced more than 100M in Meta ad spend doing it. I built Scale With Steven and coached more than 100 entrepreneurs through it, before stepping back from active coaching in 2026. My background also includes Hollywood creative development. I am not a CPA. I am not an engineer. I am not an attorney, and nothing on this page should read as if I am. That is deliberate, not a gap I am hiding. I am the operator. I built the estimate process, the guarantee, and the systems that get an owner a real, property-specific number before they spend a dollar with us. Our engineering team produces the study itself. Your CPA still files your return. Those are their jobs. Mine is everything around them: finding the owners nobody has shown a property-specific number yet, and building a process honest enough that saying no to a bad-fit property costs us nothing. I started Basis because the pattern was familiar. In DTC, the brands that stall are usually sitting on a winning ad they never scaled, because nobody put the number in front of the person who could act on it. Building owners do the same thing with depreciation that was never broken out. So we lead with the free Preliminary Benefit Estimate before any commitment, and we tell an owner plainly when a property will not clear the bar. Questions about how any of this works, or why we built it this way: hello@basispropertygroup.com, or find me on LinkedIn. Basis Property Group provides cost segregation studies. It is not a certified public accounting firm or a law firm, and nothing on this website constitutes tax, legal, or accounting advice. Preliminary Benefit Estimates are modeled, illustrative figures provided to assist an owner in deciding whether to commission an engineered study. Actual depreciation and tax outcomes depend upon the engineered study and are determined by the owner and the owner's tax advisor.
